1. Contact Real Estate Agents and Sellers Needing Short Sale Buyer.

2. You offer a cash price (using a $10.00 option) to seller for the amount the foreclosing bank agrees to discount the old loan down to after your negotiations. We provide you a Proof of Funds Letter required by banks before negotiating.

3. You list home with your Real Estate Agent for sale in MLS.

4. You contract to sell the home to the pre-approved buyer that your agent finds.

5. You submit the buyer's preapproval and the banks agreement letter to our investor for funding and closing.

6. You receive a check at closing (or wire) for your profits at closing. All expenses are withheld from loan proceeds. So you don't pay anything out of pocket.

7. Cost of Funds is 2% plus $500 per transaction.
